              I could not agree with you more!  My mortgage company has been doing loan modifications since December (with an approved DRE no objection letter) and our stance has always been one of providing an end-to-end solution of options for clients (refinance, modification, short sale, BK or utlimately foreclosure with the appropriate tax and legal advise).  My loan officers are senior underwriters and understand the Fannie/Freddie servicer guidlines in depth along with the HPM and other Federal programs.  The problem is that program guidelines change like the weather and it appears that lender/servicers who are obligated under many of these federal programs still have &quot;outs&quot; they can utilize when negotiating for loss mitigation.  We&#039;re actually looking for an attorney based escalation path that we can use for just such an ocassion when the merits of the hardship, DTI and NPV tests (Fed&#039;s MOD-IN-A-BOX and HMP) are not enough to push it through.  If you would be interested in considering some kind of affiliation that meets all the necessary requirements of our respective licensing entities we would like to talk with you.  We have been in business for 23 years and have never had an infraction with the DRE.  We plan on being at the SJREI meeting tomorrow so I will introduce myself to you.</description>

After seeking legal advice, they have filed bankruptcy and moved into a rental home, abandonning their home and the mortgages they owe.  This was a case where lenders offered more and more to the borrowers, then an unexpected job change made it impossible for them to meet their obligations.  They were left with no choice.

I pray that the Second Lien Program will be more user friendly that this couple found the HFH.  We have not had as widespread problem here in southcentral Idaho as some areas or even Boise, but the problem does exist here too.</description>
